At an appointment, I will walk through the property with the owner or realtor, and during  a 90-minute session, I will take up to 100 photos, from mailbox to back yard and every room, and listen to any concerns or questions. 


Then, in 24-48 hours, you'll receive an emailed checklist (3-10 pages) of tasks to work on to get your home ready for the first potential buyer to see.

You can choose to work the list by yourself OR I will work the list for you, at a rate and time to be decided. The sooner, the better!


I will rearrange, edit, add to, and otherwise 'set' your home so that the buyer's eye can see the potential placement of their furniture, see the maximum square footage possible, and play up the strengths and advantages of your home's assets. Prices vary, depending on home size, available furnishings, and how many rooms to be staged.

already furnished home

I will furnish a determined number of rooms or the whole house by using furniture from my inventory. Rental of that furniture is for a 3-month minimum, and includes placement, maintenance, and takeaway. Rental can extend on a month-to-month basis. Furnishings can also be purchased.
